Hi.arch.y llp worked with the Hawai’i Community Development Authority (HCDA) and the Kaka‘ako community to analyze and update the existing Mauka Area Rules that had remain unchanged for over a decade. In working with HCDA, hi.arch.y llp put together an analysis of the existing Mauka Area Rules (MAR) and worked to develop amendments with the focus of enhancing the distinct character and history of the Kaka‘ako community and contributing to its environmental, social, and economic health. The result was an analysis that documented our research and study of the existing rules as well as prospective development sites primed for redevelopment. The proposed amendments are coupled with amendments to the rules that incentivize sustainability and equity initiatives that will improve the community and also provide our development partners with tools to increase density and product variety. Hi.arch.y llp also developed concept massing studies and test fits that reflected the potential amendments.
